The post holder will possess the necessary skills and qualifications to

ensure the safe and continuous operation of mechanical and

electrical engineering services and building plant. The post holder will be

an integral member of the Maintenance team and should be

able to demonstrate leadership skills. This will involve planning,

organising activities and working across trade groups and with

contractors to provide an effective maintenance, repair and

installation service, which is responsive to the building users.

To carry out technical fault diagnosis, repair, and planned preventative

Maintenance work on all advanced mechanical, electrical and BMS services

Plant and equipment within Sussex Community NHS Foundation Trust and any other local Trusts/organisations to which SCFT provides a service. To apply a flexible attitude and approach to carrying out all assigned tasks.

Main duties of the job

Able to diagnose faults of a complex and technical nature and carry out maintenance and repair work on mechanical, electrical and electronic plant and equipment including associated pneumatic, hydraulic, electrical and electronic controls and instrumentation.

Carry out PPM and diagnose and repair faults Medical equipment

Undertake technical duties as directed by the Estates Officers and Engineering Estates Manager.

Assist the Estates Officer in the operation of the Building Energy Management

System (BEMS), including system interrogation and investigation/remedy of reported faults and alarms.

Use digital test and monitoring instruments for effective plant control,

calibration and monitoring.

Assist Estates Officer/s and Engineering Estates Manager in

surveying engineering plant and equipment for plant performance and

condition, producing associated basic condition reports.

To assist the Estates Officers in the planning and updating of the

planned preventative maintenance system.

Interpret and work from appropriate instructions, drawings and

specifications.

Power tools and access equipment will be provided for which the post holder will be responsible for the maintenance and security.

Will be required to fully participate in the effective running of a Labour Management system (where applicable).

The post holder must possess a full and clean UK driving licence and be

prepared to use own car to travel between SCFT properties to

undertake duties.

    Detailed job description and main responsibilities
    Have the ability to interpret technical detailed manuals, undertake complex fault diagnoses using cause effect analysis, repair and test complex Engineering installations, plant and equipment and building elements.

    Be conversant and Competent Person with the current HTM for Electrical Safety/ Water Safety/ Fire Safety/ HVAC Systems.

    Work within the Computerised Maintenance Management (CMMS) System and to adhere to all managerial requirements.

    Undertake training where necessary to learn new techniques across trade areas.

    Carry out PPM’s and installation improvement works. This will involve the completion of plant reports and test certificates and maintain records of work carried out in accordance with working practices.

    To carry out all duties in accordance with full compliance with current Health and Safety at Work legislation all Trust policies including local Estates Health and Safety policy, COSHH, safe systems of work, operating procedures, Boiler plant statutory requirements.

    Provide professional accurate information to the Estates management team and Trust Managers as requested.

    Provide Estates related information and advice to staff, contractors and building users, such as information from the asbestos register and statutory compliance information.

  • Mechanical/Electrical -City and Guilds Certification or BTEC Diploma or HNC in Engineering

  • To have fully completed a recognised apprenticeship
  • To have at least 5 years previous experience in an Engineering environment

  • Carry out specialist installations and repairs on power, lighting, nurse call systems and intruder alarms BMS, including any programming that may be required
  • Carry out maintenance on power standby plant such as generators and UPS and be able to safely isolate from generators or local network in the event of a malfunction
  • To be able to work on security systems, comprising of door access, security tagging systems, intercom, BMS and CCTV across the Trust site
  • To be able to work on nurse call systems
  • To be conversant with domestic hot water, mains cold water, plumbing, high temperature hot water heating, ventilation, air-conditioning and heating systems.
  • To be fully conversant with all types of pumps, circulation systems, belt drives, pulleys and direct drive systems.
  • Carry out maintenance checks, tests and adjust for optimum performance on plant such as boilers, control systems.
  • To be able to carry out fire door inspections and carry out remedial repairs.

  • To work on, diagnose faults and repair medical oil free and reciprocating control air compressors and vacuum plant (with relevant training and approval).
  • Design, install and test any electrical installation work as and when required and be able to diagnose and repair faults on these systems maintaining compliance with the IET Wiring Regulations for Electrical Installations (BS7671).
  • To be conversant with and work on inverter drives and soft start systems.
